Why STL-Specific Insurance Matters

Capital Allowances & Insurance
Since the FHL tax regime was abolished in April 2025, the tax treatment of insurance costs has changed:
- Insurance premiums remain a fully deductible expense against rental income
- Replacement items covered by insurance claims can be claimed under the Replacement of Domestic Items Relief — but only for like-for-like, not upgrades
- Capital allowances on fixtures and furnishings are no longer available post-FHL abolition, making proper insurance cover even more critical — if items are destroyed, you can no longer claim capital allowances on replacements
