Capital Allowances When Buying or Selling
The abolition of the FHL regime has changed the economics of STL property transactions:
- Business Asset Disposal Relief no longer available: Previously, selling an FHL property qualified for the reduced 10% CGT rate. Now standard CGT rates apply (18%/24%)
- Capital gains rollover relief lost: You can no longer defer CGT by reinvesting proceeds into another FHL
- For buyers: Capital allowances on furniture and equipment can no longer be claimed. Factor this into your purchase price calculations
